Responsibility of Contractor/Developer

The contract shall require that the contractor/developer be responsible for all costs, expenses, and fees of any kind or nature associated with the design, civil improvements, on-site and offsite infrastructure, construction, permits, and financing associated with the completion of the Guam Twenty-First Century Healthcare Center to the extent provided by GEDA in consultation with the Guam Twenty-First Century Healthcare Center Committee in the Request for Proposals. The lease may, for its purposes, provide that its term shall be extended for a period not to exceed ten

(10)years beyond the original term of the leaseback.
